How to appeal a DeKalb County property tax assessment

A DeKalb County assessment appeal is a request to change the assessed value of your property. The most useful question is not simply whether your tax bill increased. The stronger question is whether the county's assessed value is higher than what the evidence supports.

For most non-farm residential property in Illinois, the assessed value is generally one-third of fair cash value. DeKalb County explains that township assessors estimate fair cash value as of January 1 of the assessment year and use prior sales data to support valuations.

First, identify the type of appeal

Overvaluation: You are arguing that the equalized assessed value is greater than one-third of your home's fair cash value. This usually depends on recent comparable sales.

Equity: You are arguing that your home is assessed higher than similar homes in your neighborhood, even if market value is harder to prove. This usually depends on comparable assessed values.

Physical data error: You are arguing that the county or township record has a factual problem, such as incorrect living area, bathrooms, building style, condition, classification, or other property characteristics.

Key DeKalb County timing rules

DeKalb County says assessment complaints for a township may be filed after that township's assessment notice is published. The FAQ states that complaints are filed with the Board of Review within 30 days of publication of the township assessment notice in a local newspaper.

DeKalb County's 2026 residential packet is a paper filing path. File the signed complaint and required support by mail or in person by October 13, 2026; current county materials do not offer e-file, fax, or email filing. If the appeal is filed on time and the county extension form is included, supplemental evidence may be extended to the county's stated evidence-extension date.

Evidence that tends to make a stronger residential appeal

  • Comparable homes in the same city, township, subdivision, school area, or nearby neighborhood.
  • Similar living area, bedroom count, bathroom count, age, style, condition, basement, garage, and lot size.
  • For DeKalb, start with recent recorded sales and similarly assessed properties, then transfer the best three or more candidates into the county Comparable Sales/Assessment Equity Grid.
  • For equity, 2026 assessed-value comparables for similar properties.
  • Photos, appraisals, contractor estimates, inspection reports, or other proof if the issue is condition or physical data.

Step-by-step appeal checklist

  1. Confirm your PIN and property record. Use your assessment notice, tax bill, or DeKalb County property search. Your township matters because the filing window is tied to township publication.
  2. Read the new value correctly. Compare assessed value and estimated fair cash value. A DeKalb County assessed value is typically about one-third of the home-value estimate.
  3. Talk to the township assessor if possible. DeKalb County's FAQ recommends first discussing the assessment with the township assessor before filing a formal complaint.
  4. Choose the appeal basis. Decide whether your strongest argument is overvaluation, equity, or physical data error. Many homeowners have more than one issue, but the evidence should match the argument.
  5. Find comparable properties. Use the official DeKalb Comparable Sales/Assessment Equity Grid and prefer three or more comparable properties with similar location, living area, age, class, condition, and 2026 assessed values.
  6. Pick the requested value. Convert your opinion of fair cash value into requested assessed value by dividing by three.
  7. Prepare the complaint form and evidence packet. Keep the argument concise: subject property, requested value, comparable table, and why the comps are similar.
  8. File before the township deadline. Do not wait for the tax bill. DeKalb County says the tax bill stage is too late unless the complaint was already filed for that taxable year.
  9. Submit follow-up evidence only through the proper channel. Use the official DeKalb County residential appeal packet and any county extension form. Mail or hand-deliver the initial appeal by the filing deadline; do not rely on e-file, fax, or email as the formal filing method.
