How to appeal a Will County property tax assessment
A Will County assessment appeal is a request to change the assessed value of your property. The most useful question is not simply whether your tax bill increased. The stronger question is whether the county's assessed value is higher than what the evidence supports.

First, identify the type of appeal

Physical data error: You are arguing that the county or township record has a factual problem, such as incorrect living area, bathrooms, building style, condition, classification, or other property characteristics.

Evidence that tends to make a stronger residential appeal
- Comparable homes in the same city, township, subdivision, school area, or nearby neighborhood.
- Similar living area, bedroom count, bathroom count, age, style, condition, basement, garage, and lot size.
- For overvaluation, sale comparables from the required complaint-year sale window. For the current Will workflow, that means 2023, 2024, and 2025 sales for a 2026 overvaluation complaint.
- For equity, 2026 assessed-value comparables for similar properties.
- Photos, appraisals, contractor estimates, inspection reports, or other proof if the issue is condition or physical data.
Step-by-step appeal checklist
- Confirm your PIN and property record. Use your assessment notice, tax bill, or Will County property search. The formal Board of Review deadline is county-wide, while the township assessor remains the local source for assessment questions.
- Read the new value correctly. Compare assessed value and estimated fair cash value. A Will County assessed value is typically about one-third of the home-value estimate.
- Talk to the township assessor if possible. Will County's FAQ recommends first discussing the assessment with the township assessor before filing a formal complaint.
- Choose the appeal basis. Decide whether your strongest argument is overvaluation, equity, or physical data error. Many homeowners have more than one issue, but the evidence should match the argument.
- Find comparable properties. For overvaluation, look for recent lower sales. For equity, look for similar 2026 assessed values. Do not rely only on percentage tax increase.
- Pick the requested value. Convert your opinion of fair cash value into requested assessed value by dividing by three.
- Prepare the complaint form and evidence packet. Keep the argument concise: subject property, requested value, comparable table, and why the comps are similar.
- File before the county-wide deadline. Do not wait for the tax bill. Will County says the tax bill stage is too late unless the complaint was already filed for that taxable year.
- Submit follow-up evidence only through the proper channel. Follow the Will County Board of Review rules for the complaint form, authorization, evidence, and portal submission. Do not treat the closed 2026 portal as available for a late complaint.
